Submit Deal for Approval
FAQs
The Leaderboard
-
Deals only appear on the leaderboard when they have been submitted for review and approved. Sales deals count on the leaderboard in the month it closes, rental deals count in the month the deal is executed. For example if a lease was executed March 30th, it would appear on the leaderboard in March if submitted and reviewed in time.
-
The leaderboard shows activity for the current month and resets on the first of each month. By default it shows sales and rental deals for the month. If you only want to see sales or rental activity, you can choose either in the op right hand corner of the dashboard.
The Deal
-
If the agent is a team member of yours you can add them when creating the deal or within the deal itself. If the Fulton Grace agent is not not on your team, just add a note to the Notes section requesting we add them to the deal and specifying what percentage or dollar amount they should receive and they will get added to the deal when we review it.

My listing went under contract/ is pending. What do I need to do with the deal in Deal Management?
-
Congrats! You’ll need to close out all tasks by adding any required documents and exempting any that are not needed. You’ll then need to update the status to Closed. Once you take this step, a few additional questions will appear. When answered, you’ll then be able to submit your deal for review.
-
The most common reason an agent can’t submit a deal for review is not updating the status from ‘Pending’ to ‘Closed’. To do so, hover over the status until the pencil icon appears, then click on the pencil and the option to update the status to Closed will appear.
-
Add the executed contract cancellation agreement to the deal in Deal Management, then update the deal status to ‘Dead’. Any required documentation should remain within the deal. If you are relisting the property, please create a new listing deal and add the current listing agreement to the newly-created deal.
-
When a deal has been rejected, you should receive an email notification. Click on the link in the email or go to the deal in Deal Management and the rejection reason will be outlined in orange. Once you are ready to correct the deal, please resubmit the deal. Do not create a second deal.
-
It means a required document either hasn't been provided or if it has, something within the document is missing or non-compliant. Most common reasons include signatures missing or a leasing agreement that was compliant but has now expired. It could also be an undocumented listing price adjustment. To understand why your deal has been flagged, you can hover over the red exclamation mark on the Deals page and the reason will appear. Please remedy immediately. Certain flagged reasons could result in your listing being removed from the MLS.
-
If the property is managed by Fulton Grace Realty, select ‘Fulton Grace Realty Managed’. If it is a Fulton Grace Exclusive or Non-exclusive Private Landlord listing, enter ‘Private Landlord (Not Managed by Fulton Grace)’. If you represented the tenants and the property is listed by a co-op agent on the MLS, select ‘MLS Agency’. If you represented the tenants at a luxury rental highrise, enter ‘Downtown high-rise’. If the landlord is a third party management company (exclusive of luxury highrises), please select the name of the management company from the dropdown menu.

The Commission Tracker will be updated to Paid once payment has been initiated to you. If you have your notification switched on to receive notification when you’ve been paid, you should receive an email when the commission tracker has been updated.
-
Payment typically takes 1-2 business days before your account is funded.Scroll to the bottom of the deal and to the Activity and check the date when payment was made to you. If within the last day or two, you should see funds. If longer, please reach out to accounting@fultongrace.com

We handle all invoicing. Agents do not need to invoice. An invoice number will appear at the top of the commission tracker once we have sent an invoice.
