Tenant Leads
Tenant representation is assisting a renter in finding an apartment that is listed within the Fulton Grace database. Typically, an agent will work with a renter and provide them listings based on their rental criteria. From there, the agent will tour several apartments with the lead and assist the lead with the application and lease signing process. Most tenant representation leads are procured through referrals or rental listing advertising.
Rental listing advertising. An agent can utilize the Fulton Grace database in order to advertise listings in order to generate rental leads. An agent is allowed to advertise many of the company rental listings on the Fultongrace.com database.
Agents are NOT ALLOWED to advertise any listings on the MLS or that are clearly marked as “DO NOT ADVERTISE”
Facebook Marketplace
No cost to place ads, however an agent must have an established personal account that you have been actively using. Unfortunately, you cannot create an account from scratch and access the Marketplace immediately. If you have an established personal account and business page, you may be able to post rental advertisements on your business page.
In the video below, I provide an example of creating an advertisement on Facebook Marketplace and provide an example of how you would receive a lead through Facebook Messenger.
Turbo Tenant
One of the more cost effective sites in order to generate leads. By placing this ad on this platform, you can potentially advertise the listing on several websites including Facebook Marketplace and Realtor.com. The benefit of this website it that the Facebook Marketplace leads must fill out a form where you can capture their name, email address and phone number immediately. Also, Turbo Tenant sends any leads follow up emails automatically with follow up questions that help qualify the lead.

Zillow Rental Manager
$9.99 per week per listing. Maybe the most effective form of advertising. Placing an ad on Zillow Rental Manager will syndicate your listings to Zillow, Trulia, and Hotpads. www.zillowrentalmanager.com

Fulton Grace Website Registration Leads
Each agent is provide with a unique URL, which is found under “Agent Settings” in your www.fultongrace.com account.This unique URL will link to a website registration page that allows anyone to search and favorite listings on www.fultongrace.com with you being their assigned agent.

Office Floor Time Leads
Rental Floor Time is a way to get rental leads from the Brokerage. Every Friday at 12pm, an email is sent to renleads@fultongrace.com in order to sign up for Rental Floor Time.
If you are registered for Rental Floor Time, our staff will forward you leads that are inquiring about a specific company listing from www.fultongrace.com, 3rd party website sources including Zillow Networks, Apartments.com, Turbo Tenant and more.
In addition, our staff assigns registered leads to our agents through our website. These are leads that have registered at www.fultongrace.com but have not picked an agent.
Lastly, any phone calls into our office from leads inquiring about rentals, will be forwarder to the floor time agent’s cell phone.
